Breaking a Deal

A buyer can withdraw their offer until the seller accepts the offer. If the buyer withdraws the offer after this point, the seller may owe the broker commission and can sue the buyer for breaking the contract. If the seller changes their mind after they accept an offer, a broker is usually still owed commission.
