name removal on mortgage

 i purchased a home with a boyfriend about 8 years ago and we split up about 5 years ago.  he stayed in the house since he put the down pmt on it.  but my name is still on the mortgage and deed.  i have tried in the past to have him refinance to take my name off but he refused.  i will be trying again soon but am wondering what steps i would have to take if he refuses to refinance?  are there any other options other than refinancing?
